SOAK won the competition to develop this site through the Mayor of London’s Small Sites Small Builders programme.
The design creates a three-bedroom family home on a narrow former yard within the Hatcham Conservation Area. Behind its 2.6-metre-wide street frontage, the house opens into a generous sequence of spaces, with the upper storeys carefully stepped to preserve neighbouring daylight, privacy and views.
The house is conceived as a low-carbon structure using a restrained palette of mineral and timber materials. Loadbearing Portland limestone forms the street elevation, laid in lime mortar, while rammed concrete anchors the garden level and a timber structure forms the upper floors. High levels of insulation, airtightness, heat recovery ventilation and on-site renewable energy reduce operational energy use.
