COTTAGE INDUSTRY HOUSE

This project envisions the addition of two storeys to a detached Victorian home in Southwark, nearly doubling the property’s size. By utilising off-site timber fabrication, the extension will be both sustainable and cost-efficient, achieving ambitious design goals within a relatively tight budget. Construction will commence on this project in summer 2025.

Off-site timber fabrication will offer significant benefits to the project. Precision-engineered timber components will be manufactured in a controlled environment, reducing on-site waste and accelerating the construction timeline. This efficient process will help maintain budget constraints while ensuring high build quality, with superior thermal performance and airtightness compared to traditional methods.

The design will create impressive double-height spaces, enhancing the sense of volume and light. The new structure will be cantilevered off the existing robust brick walls, with no plastic, steel, or concrete involved, further reducing the environmental impact. This approach will minimise the carbon footprint while providing a durable, visually harmonious extension to the original Victorian building.

Off-site fabrication will also allow for design flexibility, with custom window placements and internal layouts optimised to maximise natural light and ventilation. The method will result in significant cost savings, faster project delivery, and enhanced sustainability, all while maintaining the high-quality design that defines the extension.
